How do you go about preparing your home for sale to get the best price?
Our experience has taught us that its the small things that make a big difference, not to just selling your home, but to how much someone will be prepared to pay for your home. Here’s our top tips on how to maximise your property to its best effect.
Clean your home, and we mean deep clean. Bleach your grout, remove the mould and grime. Whiten if necessary. Replace the sealant around the bath if its stained, mouldy or lifting. Hide away, tooth brushes and old shampoo bottles. Put out fresh fluffy towels and nice toiletries. Create a home spa feel. Wax your wooden floors. Repair laminate that’s lifting, remove stains on carpets, professionally if necessary. Clean skirting boards and light switches. Remove cobwebs in the corners. Clean the window glass inside and out, let the light flood in. Take down your net curtains.
Buyers decisions are swayed by kitchens and bathrooms, so make they sparkle. Remove lime scale from taps and toilets. Polish your chrome. Clean and degrease your oven and hob. Your kitchen is worth the most per square foot in your home so showcase it.
Tidy out wardrobes and the airing cupboard, yes buyers do look! Pack away unused clothing, overstuffed cupboards imply no storage to buyers. Remove golf clubs, tennis rackets, bikes, large toys and electrical items. De-clutter! Those TV programs on selling houses are right! Remove heavy winter curtains and draught excluders, what do they tell buyers? Clear away the kitchen surfaces of bottles, jars and unused appliances. Empty the hall of shoes, coats and large pieces of furniture. Make your hall light, airy and welcoming – first impressions count. Throw away all those old newspapers, magazines and general accumulated clutter. Do all this before your agents comes to photograph your home. Your photographs are what will attract buyers in the first place!
Repair all those niggly jobs you have been putting off. Remove posters and stickers from the walls and doors of children’s bedrooms. Repaint brightly coloured rooms with neutral colours, buyers see redecorating work not personality! Fix or replace anything that is broken or is not working: lights, showers, door handles… Consider a strategically placed leafy plant or fresh flowers. Would new fresh lino improve the kitchen floor? Would new cupboard door handles give the kitchen a more modern look? Replace tired tea towels with fresh new ones. Put out your best bed linen, wall mirrors make a room look brighter so position opposite windows if possible. Consider new sofa cushions and throws – you can take these with you.
